While Design-Build's main advantage is the contract type, the often overlooked "culture of collaboration" that is created brings clarity to the Team.

  • 2. Quarterly Team Alignment Sessions to align the entire larger team.
    - Facilitated sessions to dicuss what needs improvement and create action plans to do it.
  • 3. Implementation of The Last Planner System® early in the Project.
    - Collaborative planning with the stakholders from Milestones to down to day-to-day execution.
  • 4. Full-day training on Set-Based Design and Target Value Delivery.
    - Start with a common understanding of roles and responsibilities within an IPD team.
    - Designers, Trades, and Builders will create and collaborate within Cluster Groups.

A West Coast design-build company was chosen for an IPD project by a Texas hospital owner, and they were challenged to blend with the owner’s favorite local architecture firm. However, the “arranged marriage” started a bit rocky.
